Roofing Leads Chicago: Roofer Playbook
By Metro Leads Daily Research · Updated October 23, 2026
Roofing shows up all over Chicago permit data. In one recent 45-day window, about 880 permits mentioned "roof" in their work description, most of them Express Permit tear-offs and re-roofs. Metro Leads Daily tagged 37 roofing leads last week.
Here's the catch: a roofing permit means another roofer already sold that job. So the opportunity isn't that roof. It's everything around it. (For permit rules and what the roofing data contains, see the Chicago Roofing Permit Guide. This guide is about how to win work.)
Six ways roofers win work from Chicago permits
1. Market to the neighbors of your own jobs
Houses on the same block are often about the same age with similar roofs, and when one gets replaced, the neighbors notice. Roofing marketing guides describe the same routine for every job: ask permission for a yard sign before work starts, leave specific door hangers on the 20–30 closest homes while the job is fresh, then mail the surrounding blocks (PipelineOn, Consent Resolve). Use only your own jobs as references, never a competitor's.
2. Find re-roof clusters
Filter permits by ZIP or radius. A run of re-roofs in one area points to aging roofs, and that's where your postcards and yard signs belong. The Best Chicago Neighborhoods for Contractors guide shows the longer-term patterns.
3. Sell to the roofer on large jobs
Commercial and multifamily re-roofs, which you can spot by reported cost, often need sheet-metal, gutter, skylight or insulation subs. Call the roofer named on the permit.
4. Tie in on renovations and additions
Dormers, additions and rooftop units all involve roofing, even when the permit doesn't say "roof." Script for the GC: "Hi, it's [name] with [company]. I saw the addition permit at [street]. Do you have the roofing tie-in covered? We work a lot in [neighborhood] and can get you a number this week."
5. Work expired roofing permits carefully
A stalled re-roof may need a new contractor. Send a short, polite mailer and don't guess at what happened. See Chicago Permit Stages for Contractors.
6. Sell gutters and maintenance after completion
Recently completed re-roofs show you where the newly roofed blocks are, which is a natural opening for gutters, guards and inspection plans.

A neighbor mailer that stays honest
"We just replaced a roof on [street]. If yours is about the same age, we'll inspect it for free and give you a written condition report, no pressure. [Company], licensed and insured, [phone]." Make only offers you'll honor, and never claim storm damage, a code requirement or a City inspection you haven't confirmed.
How to stand out
- Get to the block first with a real, local reference.
- Have your license and insurance certificate ready to send the same day.
- Log every contact so you never mail the same house twice in a month.
How Metro Leads Daily helps roofers
Filter to roofing, then narrow by ZIP, neighborhood or radius. Big-job alerts flag large re-roofs right away. Use claim, notes and reminders to manage follow-ups, and export the CSV archive to plan mailer routes. Selling to GCs as a sub? Read Chicago Building Permit Leads for Subs.
Compliance: stay white-hat
- Permit data is not a contact list. It shows the address, the scope, the reported cost and the contractors on file, not homeowner phone numbers or emails. Contact contractors through their public business lines, and contact property owners by mail.
- Phone calls. Calls to consumers fall under the FTC's Telemarketing Sales Rule: scrub against the National Do Not Call Registry and keep your own do-not-call list. Most business-to-business calls are exempt, but if anyone asks you not to call again, put them on your list. Source: FTC, Complying with the Telemarketing Sales Rule.
- Email. CAN-SPAM has no B2B exception. Your sender and subject line must be accurate, the email must include a valid postal address and a clear way to opt out, and you have to honor opt-outs within 10 business days. Source: FTC, CAN-SPAM Act compliance guide.
- Door hangers and mailboxes. Unstamped flyers can't go in, on or hanging from a mailbox. Door slots are excluded (USPS Domestic Mail Manual 508). Local solicitation rules vary, so check them, respect "No Soliciting" signs, and never walk onto an active construction site.

Questions
Can I bid on a roof that already has a permit?
Usually not. A roofing permit means another roofer already sold the job, and the permit lists them. The opportunities are the neighbors, nearby clusters, GC tie-ins and expired permits.
Is it legal to put door hangers on mailboxes?
No. USPS rules bar unstamped material in, on, attached to or hanging from a mailbox. Door slots are excluded. Hang them on doors and follow local solicitation rules.
How do roofers market to neighbors?
Common practice is a yard sign at the job (with the owner's permission), door hangers on the nearest homes while the job is fresh, and a postcard to the surrounding blocks. Use only your own jobs as references.
Where are roofing permits concentrated in Chicago?
