Chicago Roofing Permit Guide (2026): Data and Leads
By Metro Leads Daily Research · Updated October 23, 2026
What a Chicago roofing permit tells you
In Chicago most roof replacements need a building permit, and most are filed as express permits. Each one is public in the City's Building Permits dataset (ydr8-5enu) with an address, a description of the work, a reported job value and, often, the contractor. That makes reroof permits one of the cleanest lead sources in the trades: you know the property, the scope and the timing.
Metro Leads Daily matches a permit to roofing when it is an express or renovation/alteration permit whose description mentions reroofing, a roof recover or replacement, shingles or roofing. On the live roofing leads page, that produced 159 roofing permits in the last 30 days and 41 in the last 7 days (42 the week before). The median job value was $24,500, the largest was $1,669,000, and reported roofing work totaled $15,427,553.
Recent roofing permits
The table below shows the five most recent roofing records, with private details masked.
Who can use roofing permit leads
- Roofers go after permits with no contractor listed yet, and use filed permits to see where competitors are working.
- Gutter, siding and window contractors pitch homeowners who just committed to exterior work.
- Roofing supply houses and dumpster companies call the listed contractor directly, since the job is already sold.
- Solar installers follow fresh roofs: a new roof is the best time to add panels. See solar leads.
- Insurance agents and adjusters follow up on larger replacements.
How to work roofing permits, step by step
- Filter by value. At a $24,500 median, permits far above that are usually flat commercial roofs or multi-unit buildings; below it are typical bungalows and two-flats.
- Check for a contractor. If one is listed, sell to them (materials, dumpsters, crews). If not, the owner may still be collecting bids.
- Group by neighborhood. Work clusters; a block with one new roof often has more aging roofs nearby. Bungalow-belt areas like Portage Park and Norwood Park and denser areas like Logan Square show steady residential activity.
- Reach out within days. Express permits are issued quickly, and work often starts within a week or two.
- Mention the permit honestly. "I saw a roofing permit was filed at your address" is transparent and works better than pretending it is a coincidence.
Roofing compared with other trades
Roofing is a mid-sized category. Over the same 30 days, Metro Leads Daily counted 240 plumbing permits and 235 solar permits.
Seasonality
Roofing permits follow the weather in Chicago, with more filings in spring through fall and fewer in deep winter. We don't publish a seasonal percentage yet because we have only started collecting history. The 7-day and 30-day counts on the roofing page show the current pace.
Reading a roofing permit description
Chicago express reroof permits are short, but each phrase tells you something:
- "Tear off and reroof" means a full replacement. Expect a dumpster, new decking in places, and possibly new gutters.
- "Roof recover" or "overlay" means new material laid over the existing layer. It's a smaller job, often on flat roofs.
- "Shingles" usually means a pitched residential roof, typical of bungalows and frame houses.
- Flat-roof terms (modified bitumen, TPO, EPDM, rubber) are common on two-flats, three-flats and commercial buildings across Chicago.
- Square footage or squares, when listed, give you a quick size check against the reported value.
If a description also mentions skylights, parapet or masonry work, the job may need tuckpointing or sheet-metal subs. That's an add-on opportunity.
A simple weekly routine for roofers
- Every morning: scan new roofing permits from the last day. At the current pace of about 41 a week, that's six or seven a day.
- Sort into two piles: contractor listed (sell to the contractor) and no contractor (sell to the owner).
- Owner pile: send a short, honest letter or door hanger within 48 hours that mentions the public permit and offers a second quote or a warranty inspection.
- Contractor pile: if you sell materials, dumpsters or labor, call the contractor's business line the same day.
- Neighbors: a fresh tear-off is visible from the street. A respectful neighborhood mailer on the same block ("we're working nearby") is a common, honest follow-up.
- Track results: after four weeks, compare response rates by value band and neighborhood and drop what doesn't convert.
What roofing permits don't tell you
They don't include roof age, insurance-claim status or the homeowner's budget. The reported value is an estimate. Treat each permit as a timely, verified reason to start a conversation, not a guaranteed job.
Quick checklist before you reach out
- Is the permit for a full tear-off, a recover, or a repair?
- Is a contractor already listed? If so, are you selling to them or competing with them?
- Is the reported value near the $24,500 median, or far above it (commercial or multi-unit)?
- Which community area is it in, and do you already have crews or signs nearby?
- Has the issue date passed by more than two weeks? If so, the work may already be underway or done.
- Does your message say plainly that you found the job through a public City permit?
- Have you logged the lead, the date you contacted them, and a follow-up date?
Answering these seven questions takes under a minute per permit and keeps your outreach focused on jobs you can actually win.
