Best Chicago Neighborhoods for Contractors (2026 Data)
By Metro Leads Daily Research · Updated October 23, 2026
How we rank neighborhoods
"Best" depends on your trade, so we rank by data rather than opinion. Each of Chicago's 77 community areas has a live page on Metro Leads Daily that counts new building permits (City dataset ydr8-5enu) and new business licenses (dataset r5kz-chrr) over the last 30 days, plus reported job value. Areas are ranked by total records. The live chart below always shows the current top 15:

| Rank | Community area | Permits (30d) | New businesses (30d) | Reported job value |

| 2 | Loop | 156 | 37 | $79,594,517 |
| 3 | Near West Side | 119 | 40 | $57,566,271 |
| 4 | West Town | 113 | 21 | $44,451,592 |
| 5 | Lake View | 108 | 19 | $17,334,557 |

Figures come from each neighborhood's live page. Rankings move daily.
Downtown: big jobs, more competition
The Near North Side and Loop lead on both volume and value. This is high-rise renovation, tenant build-outs and commercial work. It suits HVAC, electrical, fire-protection and commercial-service firms with the insurance and staffing to work in large buildings. Expect established competitors and general contractors who already have preferred subs.
Near West Side and West Town: build-outs and new businesses
The Near West Side had the most new business licenses of any area (40 in 30 days), and West Town had 21 plus 11 new construction permits. Restaurant build-outs and mixed-use projects make these good areas for restaurant vendors, plumbers and HVAC contractors.
North Side residential: steady renovation work
Lake View (108 permits) and Logan Square (76) mix condo and two-flat renovation with small commercial work. Median job sizes are lower than downtown. They're a good fit for residential plumbing, electrical and roofing contractors.
Bungalow belt and outer neighborhoods: less competition
Areas like Portage Park (75 records, rank 9), Norwood Park (60 records, rank 12), Edgewater (61 records, rank 11) and Austin (68 permits) are full of single-family homes and two-flats. Reroofs, water heaters, service upgrades and solar installs are common here, and many smaller contractors find these areas easier to win in.
How to choose your target areas
- Start from your trade. Open your trade page and see which areas its recent records come from.
- Weigh volume against competition. Downtown has the most permits but the most bidders.
- Use medians, not totals. One $94 million project can inflate an area's total value.
- Plan routes. Pick two or three adjacent areas so crews and sales visits stay efficient.
- Re-check monthly. Rankings shift with the season and big projects.
| Trade | Last 30 days |
|---|---|
| Roofing | 159 |
| Solar | 235 |
| HVAC | 146 |
| Plumbing | 240 |
| Electrical | 689 |
| Demolition | 64 |
| New construction | 112 |
| New restaurant | 158 |
Matching neighborhoods to trades
Different trades do best in different kinds of areas:
- Roofers and gutter contractors: single-family and two-flat areas on the Northwest and Southwest sides, such as Portage Park and Norwood Park, where pitched and flat residential roofs dominate.
- Solar installers: the same owner-occupied areas, plus anywhere roofing permits cluster, since new roofs lead to solar.
- Commercial HVAC and electrical: downtown and near-downtown areas, where high-rise and tenant build-out permits concentrate.
- Restaurant vendors: Near West Side, Loop and West Town, which led in new business licenses over the last 30 days.
- Demolition and hauling: check the demolition page to see which areas have wrecking permits. They are often different from the busiest renovation areas.
Building a territory plan
- List your current jobs by community area for the past few months.
- Compare them with the live rankings. Are you strong in areas that are busy right now, or chasing work in quiet ones?
- Pick one "core" area and two "growth" areas next to it.
- Concentrate marketing like yard signs, mailers and neighborhood groups in those three so your name shows up repeatedly.
- Review quarterly and swap a growth area if its permit count falls.
A note on the numbers
All figures here are 30-day counts as of October 22, 2026, read from Metro Leads Daily's live neighborhood pages. The live chart and tables on this page update automatically, so they may differ from the snapshot above. Short-term swings are normal, and one big project can move an area several places.
Quick territory checklist
- How many permits did the area log in the last 30 days, and what is its rank of 77?
- What share of those permits match your trade?
- Is the typical job value a fit for your crew size and pricing?
- How far is it from your shop, and can you route several jobs together?
- Do you already have reviews, yard signs or past customers there?
- Who are the established competitors, and are new businesses still choosing vendors?
- When will you review the area again?
Score each area from one to five on these points. The two or three highest-scoring adjacent areas are your best targets for the next quarter.
